CGX does not pursue stabilized, fully priced assets simply to own real estate. We look for situations where something needs to happen - an entitlement, repositioning, redevelopment, land-use change, or other catalyst - and where our ability to execute that process can create value.

CREATE VALUE
Execute the strategy - entitlement, repositioning, redevelopment, land-use change, or development - to unlock value.
EXIT / HOLD
Determine the highest-value path: develop, partner, sell, or hold based on the asset, market, and return profile.

Land Entitlement Fund
The CGX Land Entitlement Fund provides accredited investors access to a focused strategy of acquiring land at a disciplined basis and creating value through entitlement, zoning, and development approvals.
The Fund is designed to capture value during the pre-construction phase, with defined exit pathways that may include a land sale, refinance, development partnership, or transfer into a future development.
